I pride myself in knowing all about your property, that is why before any forms are signed I take the time to sit down and discuss your property with you, your expectations and requirements so we start our relationship on the same page.
In this meeting, we will discuss any property services and procedures, any changes that need to take place, ensure that your property is compliant with the current legislation, the current market and the value of your property, your obligations as a Landlord and also the services I can provide to make your life as an investor easier.
My goal is to increase your income and ensure your investment is working for you!
I ensure you receive the highest possible rent by doing regular assessments that take into account current market rents of similar properties, the area’s vacancy rate, condition of the property, quality of Tenant and length of tenancy.
Should Tenants fall into arrears, I will know about it the same day as part of my daily arrears management routine. Prompt action follows in accordance with the Residential Tenancies and Rooming Accommodation Act, keeping you informed throughout the process.
I will forward either twice monthly or monthly payments to you with an itemised statement showing all rental income and payments made on your behalf.
Before I list your property, I will arrange for quality photos to take place inside and out, and will give any advice I feel that will improve the condition of the property or value.
Working out of a high profile office, I enjoy a high volume of Tenant enquiry due to the size, location, reputation and internet presence. Your property will be exposed to the widest possible number of prospective Tenants through every available resource such as:
- Window display lit 24 hours, 7 days a week
- Detailed rental List which includes a photograph of your property
- Listed on several Real Estate Web Sites with several quality photographs
- Property signage if requested
- Extensive database of tenants looking for properties
- Weekend and after hour inspections if required.
When it comes to tenant selection, I have strict criteria that is adhered to at all times.
I verify all the applicants’ details, that is on the application and at times, what is not on the application. All applicants are subject to:
- 100 point identification confirmation
- Verification of current and former employment and Income
- Verification of current and former rental or sales references
- Tenancy Information Centre of Australia Pty Ltd search confirming tenancy
- Professional and personal references
- The stability of the applicant
- Pet references
I will personally discuss the details of all the applications with you.
The Tenant Induction is the most important meeting I conduct with the newly appointed tenant. The Induction is a 40 minute meeting with all tenants moving into your property, regardless if they are long term renters or new to renting.
The tenants receive a Tenancy Handbook that is read to them at his meeting, which covers everything they need to know about from start to finish of the Tenancy.
We will discuss any concerns or questions the Tenant’s may have, this way everyone will understand their rights and obligations from the start.
We will then complete and sign all the documentation required.
Before the tenant moves in, I will complete an Entry Condition Report. This report includes the condition of the property from top to bottom, including all the makes, models and serial numbers of all the appliances, the colour and condition of the walls, floors, window finishing’s, cupboards, benches etc, the condition of the yard, gardens, pools etc. To ensure a trouble free tenancy, this report needs to be very meticulous to minimise any vacating issues from arising.
Photos of the entire property are taken the day of or before the Tenant moves in, and supplied to the Tenant on a disc, which we reflect the Entry Condition Report.
At the end of the tenancy, the documents help ensure your property is in the same condition it was at the start of the tenancy, however fair wear and tear considered.
You will receive a copy of the Entry Condition Report along with the Lease Agreement.
Routine Inspections are carried out approximately every 15-17 weeks.
I take pride in conducting these thorough visual inspections, you will be provided a detailed report along with photos of the property inside and out, the reports are a clear indication of how your property is looking after, with no secrets.
These inspections are extremely important; they bring to your attention any immediate maintenance needs and any preventative maintenance or refurbishment that may be beneficial. Owners can then forecast and budget accordingly, for any upgrading work suggested in the report.
I conduct daily management of rental payments and act the moment the Tenant moves into your property, and before they fall behind. Text messages are even sent from the 1st day rent becomes in arrears.
I take care of your Property’s maintenance and repairs as if it were my own. My daily attention to maintenance will ensure that problems are resolved quickly, by qualified trades people and at a reasonable price with a limit determined by you.I have a large pool of highly skilled and fully licensed, reliable trades people who can get the job done quickly and at the right price.
To be a Property Manager you need more than just experience and passion for the industry, you also need to be up to date on all of the legislation and regulations, to protect the Investor and the Tenant. My knowledge of all the latest laws ensures you are not vulnerable to potential lawsuits.
